Here are some parameters I’ve taken into consideration when comparing these neighborhoods:
There had to be 5 houses sold in that neighborhood on average over the last three years
Must have appreciated both 2018-2019 and 2019-2020
Without further ado, here are the top 8 best appreciating neighborhoods in Fort Collins, Colorado.
#8 University Acres
University Acres is the furthest north appreciating neighborhood on this list. It’s relatively close to Downtown and Midtown, making it a great opportunity for investment.
Its average appreciation over 2018-2019 and 2019-2020 was about 7.8%. The median sales price in 2020 was $544,500. There is some opportunity for forced appreciation here.
#7 Wagon Wheel
Wagon Wheel is the furthest west appreciating neighborhood for today. It’s a great opportunity for suburb living in Fort Collins.
This is going to be the most attainable price point for the most appreciating neighborhoods and subdivisions in Fort Collins, coming in at $400,000 for the 2020 median sales price.
The average appreciation over 2018-2019 and 2019-2020 was just over 8.11%.
#6 Registry Ridge
Registry Ridge is the furthest south and southwest neighborhood for today. It’s very nicely taken care of and maintained, making it a good living area.
The median price point in 2020 was $475,000. The average appreciation over 2018-2019 and 2019-2020 was 8.30%.
We’re likely to see massive development in Registry Ridge in the near future, so I see it as a great opportunity for potential buyers.
Collindale is located in the downtown area, a little south of Midtown. It’s a great area to live in.
The median sales price for 2020 was $485,000. The average appreciation was 9.19%.
Again, there are some opportunities for forced appreciation in form of house and yard renovations.
#4 Lexington Green
There are some new developments in this area that will help spur the growth even more.
Lexington Green had the median sales price of about $492,500. It’s the first subdivision with a double-digit annual average appreciation of 13.22%.
We’ve included both the east and west sides of Parkwood into this list. The average appreciation here was about 13.74% over the last two years. The median sales price was $517,450 in 2020.
I grew up in this neighborhood and honestly, Parkwood is a very Fort Collins neighborhood.
#2 Huntington Hills
Huntington Hills is the second most appreciating neighborhood in Fort Collins. It’s on the south side of town, which is a very good location.
The median sales price in 2020 was $520,000. The two-year average appreciation was 14.34%.
The best appreciation neighborhood in Fort Collins over the last three years is Miramont. It’s a small and nice neighborhood.
The median sales price for 2020 was $598,000. The average appreciation here was about 18.70% over the last two years.
