Wondering what the most expensive neighborhoods in Fort Collins are? Read this blog post to find out!

The parameters that I used when looking into the most expensive neighborhoods were really neighborhoods as I didn’t want to look into anything above two and a half acres. I looked at the last four years’ worth of data to calculate an average median and develop the top 3 most expensive neighborhoods to live in Fort Collins.

#3 Cottonwood Point

Average Price: $910,000.00

Highest Sales Price: $1,530,000.00

Lowest Sales Price: $575,900.00

Cottonwood Point is Fort Collins’ only country club, it’s very exclusive and has about 40 houses in total. On average, only 4 homes are sold in this area per year.

There’s a huge difference between houses that sit on the lake and the houses that sit on the golf course. Since we don’t have a lot of lakes and ponds in Fort Collins, there’s a huge premium for waterfront properties.

#2 Eagle Ranch Estates

Average Price: $912,500.00

Highest Sales Price: $2,000,000.00

Lowest Sales Price: $635,000.00

This is a beautiful subdivision, built southeast of Fort Collins and pretty far on the outskirts. What you should know about this expensive neighborhood if you’re considering moving here is that it’s close to the Loveland airport which will be growing more and more in the future.

As far as how many houses sell each year, this neighborhood is the most accessible, with about 11 houses that are sold each year.

#1 Homestead

Average Price: $1,150,000.00

Highest Sales Price: $1,569,000.00

Lowest Sales Price: $890,000.00

Homestead is the most expensive neighborhood of Fort Collins, located on the southeast side. It used to be on the outskirts, but with the recent growth of the town, it’s now on the outer age. Walmart and Cinemark are now only a drive away so you’ll be much closer to where all the happening are in Fort Collins.

So there you have it – the 3 most expensive neighborhoods in Fort Collins.

If you enjoy golfing, Cottonwood Points is the perfect choice for you. On another hand, Eagle Ranch Estates is a great option for those that want to be close to i-25 and commute to Denver, but still kind of want to live in Fort Collins. Finally, Homestead is the most exclusive property area with beautifully kept homes, established in the 1990s.
